Abstract

It describes the origin, the denominations and the characteristics of the flats and apart-hotels, analysing its evolution in the city os São Paulo. It coments on the different publics, highlighting the phenomenon known service. It points out the flat in constrast with the current economic situation and the lack of a planning for marketing and selling to maximize its occupation rates and, consequently, its operational performance. Finally, it stresses the need of a standard os service and a clear policy of Human Resources.
